This Holiday Inn is 2 miles from historic downtown Newport and one mile from the Newport State Airport. It features a daily buffet breakfast and an indoor pool.

Front desk was friendly and welcoming. The hotel is very clean and updated. Our room was comfortable and the bathroom was bright and filled with nice smelling soaps. Breakfast was delicious and the menu varied everyday during our 4 days stay. The hotel is conveniently located near a very nice Chilis and Aldi’s. The location is great as all the attractions (Breakers and Marble Hill mansions, Cliff Walk, Wharf) is a short drive away (about 15 mins). My family and I enjoyed our stay here very much!

    Middletown is a gem.

    Middletown is a gem. Surrounded by Newport and Portsmouth on Aquidneck Island. Beautiful beaches, great food, friendly people. Favorite places: Sachuest Beach, Sachuest Point Wildlife Refuge, Great eateries include Johnny's Seafood at the Wyndham Hotel, Atlantic Grille, Tickets, Chilli's and Chelsea's.

    Middletown is a great location to visit Newport and other areas of Rhode Island. I love Second Beach and our hotel was a 5 minute drive from the beach. It's also super close to downtown Newport and the Cliff Walk.

    My sister from N Carolina has a timeshare in Newport, RI. We found the Carriage House a wonderful place to stay and visit with my sister and her family. There is a lot to do and great resources in Middletown. We loved it there!

    Stayed in Middletown to be close to Newport. It was the perfect distance away from the center of Newport. Middletown seemed to be more of a residential area and we didn't spend much time there, except to stay at the Inn.

    Staff was pleasant.

    Staff was pleasant. Breakfast was adequate and as represented. Shower could have been better. Door lock inoperable on last day. Needed new batteries. Excellent price. Good location. Overall, for a short stay in a high cost area, it was acceptable.

    We were there for a wedding in newport The hotel was only a few miles from the venue It was also close to downtown newpirt and most 9f the sightseeing etc. There were restaurants and beaches very close. We enjoyed the smaller more intimate property Would sef. Stay again

    The Sea Breeze Inn was absolutely wonderful! The rooms were very nicely renovated and were kept very clean. The decor reminded me of a small hotel in Greece (I loved it!). The bed was comfy. The staff and service was amazing. The complementary breakfast at Yiayia’s Cafe was a great way to start off our day. The food and coffee was delicious. The inn is within walking distant to many restaurants, the beach, and the Cliff Walk. If you like to walk, it is possible to walk to Downtown Newport as well.

    What did we like? We loved, loved, loved the location! The Sea Breeze Inn is close enough to downtown Newport's shops and eats to get there conveniently, and yet it is far enough away from all that traffic and congestion so you can relax and enjoy some solitude. We also liked the fact that the windows in our room actually worked as windows are supposed to, letting in those great ocean breezes, and letting us breathe fresh air. We also liked the cooked to order breakfasts each morning.

    Booked two connected rooms. Beds were clean and comfortable, and that's coming from a germaphobe! The bathroom had a few rusty yellow stains though, mostly cosmetic, probably results of age. Overall, the rooms were pretty well maintained. It was mostly quiet for the rest of the evening aside from some young children running in the halls. But that stopped by 9pm. Hotel offers plenty of parking spaces! Would consider returning.

    Room size Ok ,but a lot of wasted space .Seemed that we were living in half the room.Bathroom small and dated. Tub and shower very uncomfortable.Table small ,out of balance by 3\4 of an inch.Lots of spills.Chairs good for beach ,not for living area.Walls need better hangings. No coffee or drink offered.Restaurant across busy intersection.Ocean looked good , side window overlooked trash from Flows.

    A wonderful experience! Friendly & welcoming owners were so accommodating when we wanted to stay an extra night on short notice. Perfect location for walking to beach, cliff walk, bars/restaurants. Rooms were also comfortable and clean. I nearly wouldn't even like to leave a review because it feels like a hidden treasure for the price location and service and I'd love to visit again.

    Very good quality newer hotel and facilities overlooking the water. Beds very comfortable and great shower. I don’t like the B&Bs in Newport which cost the same but are all in desperate need of refreshing. The other hotels on Thames St and overlooking First beach are way too expensive! This girl is just five minutes from all site seeing attractions and Thames St.

    Never disappoints! My partner and I love this hotel when we go on Newport trips, it's our go to. The location is excellent, there's a vineyard right next door and close to stores/beach. It's off a main road but despite this, the hotel is quiet at night!

    The room is a nice size room and the bed was very comfortable. However, the room does need some updates(walls, bathtub). Location is perfect and close to the beaches and downtown. The price is a bit high for this type of hotel.

    Refurbished old hotel but the room was modern and clean. Swimming pool on-site and great breakfasts at the Atlantic Grille. Great to be so close to the beach and about a mile from Sachuest Point and Cliff Walk.
