The bed was not comfortable as the mattress needed replacing. The host was not very welcoming.

We liked how beautiful the area was. It was an uphill walk. With luggage, it takes a bit. The main takeaway…very nice, clean room. It’s was not a particularly welcoming experience. Our host was irritated with us from the start, not understanding how to enter, pressing the wrong intercom button. However we were given a suggestion for dinner: Traverna Del Moro…it was excellent in every way! The next morning we checked out on time, 10:30 am. We asked the woman if we could leave our luggage until 12:30. She said yes, via Google translate, and off we went to enjoy our time Orvieto! Except…our host texted several times demanding we return our keys. We were on an underground tour. I was able to get a return text saying we would be back asap, once out of the caves…the next set of texts were threatening to report us to Booking.com! We rushed back and returned the keys by 12:30. So I felt guilty, 30 mins for what inconvenience? We had our luggage out of the room by 10:20am. There was absolutely no reason the room could not be cleaned and made ready for the next set of guests. Check-in is at 2:00, the keys were returned by 12:30.

Plural discrepancies noted regarding the room amenities; which are not critical, but a bit disappointing. For example, while booking confirmation lists up things like adapter, body soap, tea/coffee maker, electric kettle, wine glasses, none of these were available neither in the room or common area. Also, the breakfast quality was very basic compared to what you see in their picture (no fruits, no eggs). Additionally, the room description says 'soundproof' but we could very easily hear all sounds from upstairs and next room - which is average level in Italian old buildings, but this is definitely not a 'soundproof' at all.

Premises were well maintained/renovated. Everything was very clean (room, bathroom, linens and towels). The bed mattress was good. The bath tab was big. The room (suit) was spacious. The additional bed was prepared according to the request in advance. The owner was pleasant. The location is good, close to both Piazza Cahen and the center of the town. Wi-fi was stable.

Very good stay. The owner patiently waited for us, even though we arrived really late. Breakfast was good, room was comfortable, location was excellent. The place has a character, which is a very important factor for us. Highly recommend this place!

Perhaps a map showing where the cafe is located would have been helpful! We went to one "around the corner" but it was the wrong one! Not being able to communicate with the staff member at the front desk.

We were given a coupon to get a coffee and pastry at a local cafe. Our greeter was a very sweet gal but she did not speak English and we did not speak Italian! Luckily, she was able to ask a friend next door to join us! The friend spoke English and was able to share critical information with us! We LOVED the beautiful neighborhood we were in and the sound of the church bells! Lovely!!! What a wonderful city!!!

Check in process a little confusing as we don’t speak Italian and staff person didn’t speak English. Somehow we missed telling them our departure time. We didn’t pay the city tax but usually that’s done upfront at check in. Make sure you let them know arrival and departure times. I felt they could have left me a note or something and I would have paid. Never saw staff after check in.

The location was great and the tub amazing. Bed was comfy. It’s nice to come and go as you want to. It’s so close when you go out you can come back easily if hot or tired.

We did not travel with cell service so it was a bit tricky to navigate getting our keys upon arrival and check out. We also did not ever find out when breakfast was or if it was included- although we saw signs that it was available (tables were set).

The location was perfect- just off the main piazza but quiet enough to get a good night's sleep. Our room was lovely- with modern, comfortable furnishings and historic charming details. Our host was friendly and gave us a map of Orvieto to help us navigate the town.

We did not have breakfast which was included, as it was at the bakery nearby, which was crowded… Instead we har just a coffe and a croissant at the great bar around the corner from Sant’ Angelo 42

We have only stayed for one night traveling from Puglia to Tuscany. Very nice and clean room and a great location. Thank you Giulia for a tip for a restorant - dinner at Mamma Angela was deliciuos :)
