What is not to like. Peacefulness is hard to come by. We found it there.

This is our 2nd time staying there. The only word I can say is a very peaceful experience. We felt safe and enjoyed the beautiful surroundings. We will at our 1st chance go back again.

Liked the property itself. Our neighbors in the next cottage had an argument outside so it was disturbing and that’s my only negative.

The hot water heater ran low on water while I was using the tub.

Located directly on the riverbank and the park, I was very happy with the view from the back porch and the overall feel for the area. If you are looking for good value and a relaxing getaway, then I think you will enjoy this property. The private cottage is comfortable and relaxing. We appreciated the dining table and the kitchenette area. The deep spa bath was really nice. The check in was super easy because it's just a door code. The bed was very comfortable and so were the pillows.

The location is perfect, right on the Blanco River in Blanco SP. The owner takes excellent care of the property. An excellent spot to base your Hill Country adventures from !

Parking is on the side of the road, and the gate to the villas is open all day and night. The doors lock and deadbolt but don't feel very secure. I'd have preferred the 2nd floor had I known this prior.

The villa room is large and spacious. Plenty of room to move around and be comfortable. It is also very clean. The view from the back patio is also very nice. There are blackout curtains as the sun shines directly into the room in the mornings. The TV is a smart TV so you can log into your apps if you choose to use the TV. There is a mini fridge, microwave, and sink. I also noticed there are nice plates and some utensils in case you choose to eat in this location.

Size of the bed and cottage itself was very nice. Ni e location. In walking distance from town, shopping and great food. Very clean as well. Love the color decor as well.

Maintenance could be better. I personally fixed the garment rack. screws were loose and rod was not even attached. I repaired it so my wife could hang dresses from it. The fold out bed was broken. Sever parts of the frame are bent and it does not lay flat. Our daughter did not enjoy sleeping on it. She slept on the couch itself one of the nights. After walking around barefoot for a while, our feet were dirty from the floor. A previously opened bottle of wine was on the sink counter when we got there. My wife purchased a bottle of wine at the store, thinking that since there was an opened bottle there already, there would be a cork screw, but when we returned to the room we discovered there was not. Some kind of lighting in the parking area would also be nice. Having to use flash lights is a little inconvenient.

There was breakfast? Did not know or see anything about Breakfast. Location was nice, Room was nice. Really nice towels and pillows. Linen was exceptional.

We thought the front door was like most hotels, locks behind you, but we found out after we had left for the day and returned the door was unlocked. Our fault for not checking, but maybe a note on the inside of the door would be helpful. 2 hand towels in the bathroom would be nice, we only had one for 2 day stay.

Ease of finding and getting to location. Free access to the State Park was great. The bed was super comfortable.

WiFi was spotty. There was an ice bucket in the room, but no directions as to where to find the ice machine.

Very clean and comfortable. Large bathroom and comfortable bed and very nice patio with a view of Blanco state park. It was very quiet and peaceful. Restaurant right next door had a wonderful Saturday brunch. I will definitely stay here again!

The way the toilet sits in bathroom. The closet door is in your knees. Everything else is fine.

The tub was too big and hard to get in and out of. It would also be helpful to have another mirror in the main area to help another person to be able to get ready if someone else was using the restroom.

The style was adorable! The decor was cute and current. The view with the river was beautiful and relaxing.
