The people working there are super nice. The room was updated but everything worked ok. Beds were not very comfortable. It was clean enough. Location was great though

We had some ants(?) crawling up out of the drain in the tub, and a few near the base of the toilet. They were thin, black ants, and some had wings (but never flew). They didn't really cause us any problems (just washed them down the drain before showering). They weren't fire ants or red ants, and weren't aggressive. Mostly they just seemed to be looking for water in the tub. After asking at the office, they offered some bug spray, but we didn't use it (rather have some ants than the stench of poison). They said they had an exterminator come in monthly. The lady at the office was very nice an understanding, and seemed genuinely concerned that there were ants. She did offer me some alcohol to spray (I did, it didn't seem to do much other than kill the once it came in contact with...they were back the next day). They really didn't bother me or my wife, but our college age daughter was a bit freaked out by them.

Everything was clean. Beds were comfortable. AC worked well (and we let the fan run constantly all night for a great white noise generator). Our unit was back in a corner on the first floor (they shuffled people around last minute to allow us to have a ground floor room). It was nice and dark with the drapes closed. We were right on Main Street, within easy walking of a Milagro's Coffee shop (good espresso and a wide variety of food and drink), the Friar's Fork (highly recommended), HobbyTown and everything else on Main Street (or just off of Main). Easy driving distance to Great Sand Dunes National Park and the Sand Dunes Recreation hot springs (the Greenhouse is awesome for temp controlled, shady soaking, for adults only...fancier food than outside area and alcohol). Breakfast was at a cafe attached to the lobby (you had to walk about 50 feet past the lobby entrance to get to it). Nothing fancy (choose one of 5 meals), but the food was very good. Vouchers were provided for both mornings we were there.

The room claimed to have been updated but it was still dated and worn. But it was clean so I didn’t mind. The only complaint I had was the Bed! It seemed to be an extremely old spring mattress that was very uncomfortable and noisy and the sheets were very scratchy and worn with tears. Did not sleep well.

Staff was friendly. Location was nice and within walking distance of food and stores. Room was clean. Did not get a chance to eat the breakfast as I left early.

Intersection into Main Street from the south is a high accident zone and we became a victim to it and a lying local This ruined our stay/sleep.. There is poorly marked free turn Take It. Ignore traffic lights just ahead as the one way becomes a two way at them confusing you and putting you at risk.

Very welcoming host. Room was nice.

    No beefs.

The name or the price should set your expectations properly and then you will be happy here We found our room to be clean and spacious with plenty of lights and outlets (often a problem). The water was hot and we had a really good free breakfast at the attached café. The front desk staff was friendly and helpful. For less than 100 including taxes and fees you really cannot ask for more.

There was no phone, and the office was not open 24 hours but not a big deal. There was no coffee maker. Fortunately, I had a portable electric tea kettle that worked fine.

It was clean and quiet. It was also convenient to many businesses.
