United States of AmericaParking is sketchy. Bugs in the kitchen. Floor was filthy. I don't think it has ever been mopped. There was a garbage disposal under the sink, but no switch to turn it on. We did not put food down the drain but it clogged after 10 seconds of running water, which was quite annoying. When I emailed about this, the response was from someone who does not know the property as it read something like, "There should be a switch on the wall". I've used many garbage disposals, yet none of my family members could find a switch anywhere. Speaking of switches, there is very little overhead lighting. The living area is so dark. There were lamps around, one of which had no outlet in which to plug it in. Not even sure why that one was there - in the "sunroom". We had to plug it into an outlet in the other room and bring it through the door. There were some lights attached to the wall in the "sunroom" with just cords hanging from them... not plugged in nor connected to electricity and therefore, did not work. The apartment was spacious for being in downtown Atlanta and the view from the sunroom is nice at night. We did have a purpose for being here, so it worked for our stay, but I will not return. It needs some attention.

HungaryGetting into the property was a real nightmare. Check-in is allowed from 4 pm. We were supposed to receive detailed check-in instructions by email by 3 pm on the same day which never arrived even though the required check-in form had been filled in months earlier. The apartment is in a very high block with several hundreds of apartments (just to illustrate. we were on the 17th floor and there were at least 10 apartments on each floor). The building has a separate front desk (reception). When we arrived to the building at 8.30 in the evening, we could not find any check-in details either in my mailbox or via Booking.com. I tried to contact the host but they DID NOT ANSWER THE PHONE! I also tried to contact them via email, SMS and via a Booking-com message but no response to any of them. Fortunately, we got an idea and asked the front desk to ping the host using their emergency contact number. Then, they responded shortly and sent the code for the door of the apartment. I cannot even imagine what would have happened without our idea. Would we have had to spend the night in the car? Anyway, it took us 45-50 minutes to get in after a tiring half-a day journey. This is outrageous. Apart from that, some of the lamps did not work. The “third bedroom” is not a real one. It rather seem a former balcony or a small conservatory transformed into a small room without proper electric lighting. No curtains or blinds in the bedrooms, apart from the master bedroom. Finally, this place is not for people who are sensitive to noise. The heavy traffic on the highway nearby, along with the noise of the A/C was really challenging.
Good location and the apartment is spacious and clean.

United States of AmericaHere comes the interesting part. When we first checked in, the place was frankly mediocre and riddled with signs of neglect. The sink was clogged. The kitchen light was stuttering. The bed frame was broken. The utilities were old to that of a basic apartment you could find anywhere. We contacted our host, Alex, immediately and he switched us to another room. This room was much, much cozier and lively. As if they were owned by two different people.
Our host, Alex, was friendly and responsive. However, I can only say that the second place is definitely better for reasons stated below.

I heard that cars get broken into in their lot and they have no parking security, which for this part of town is irresponsible (we didn't have a problem though). Do not leave ANYTHING in your car overnight. The key fob was not in the unit when we arrived, tho they were responsive when I let them know.
Staff was friendly. You can open the windows for fresh air.

United States of AmericaThe pictures shown in the add for the property are 100% different from reality, the property is in very bad condition, all furniture is very old and very bad kept, mattresses are very old and needs replacement because of use, cheap bed cloth and decoration which makes the property even worse because even the night stands seems to be about to fall. Floor from master bedroom is in bad condition/ old and is not leveled in some areas. Bathroom has mold in the shower , kitchen extremely old appliances and cockroaches came out from sink. It was a terrible experience , building is also super old and is under construction. Weed smell is all over everywhere. Walls have stains needs to be painted and this property is central AC system so you can’t control de temperature only the office does it .

United States of AmericaThere is only one bathroom for the entire apartment, and the plumbing system is very old. The shower drains very slowly and the toilet isn't very strong. The description says that it can comfortably host 5 people; we had 3 adults and 1 child, and it felt like we were pushing it. The lighting in some of the rooms is kind of weird; the balcony room has lamps but no working outlets. Additionally, the unit directly overlooks the highway, so you are constantly hearing Atlanta traffic. If you are a light sleeper, this is something to consider. Housekeeping seems to do a hasty job - the floors and sheets were a little dirty when we arrived. All of these were minor inconveniences, though, and could have been overlooked given the value and location. What negatively affected our stay the most was that the hosts are really more property managers than hosts. They are only available during limited working hours. That means if you have ANY issues that come up after hours (including check-into the building), you are out of luck until the next morning. We encountered a pretty serious facilities issue that occurred in the evening, and we attempted to reach out in multiple ways (phone, text, online, etc). It was impossible to reach anyone. Per the host written instructions, I contacted the building security who tried to reach the host directly -- none of their emergency contacts were up-to-date. I also reached out to customer service on Booking.com, and they were unable to reach them. I'm trying to be as fair and balanced in this review as possible, because when we finally did get a hold of somebody in the morning, the staff really were friendly and helpful. But it really did very little to make up for the very long and stressful night we had.
The property is really in the heart of downtown Atlanta, and it is very accessible to some of the most popular sites (Centennial Park, MLK, Coca-Cola, etc). The kitchen and appliances were nice - we were able to stock up on groceries and cook throughout our stay. The communication and instructions we received prior to the visit were thorough and informative. During working hours, the facilities and property manager were friendly, helpful, and responsive.
