The property had such a great location just a block away from ocean drive and beautiful south beach in Miami.

Parking off street may be a challenge, but there is a designated 30 minutes spot to unload your car, and a couple of reasonably priced garages around.

The place is well stocked, more like a small apartmrnt rather than your typical hotel room. Perfect for a couple, good for a family with kids. Steps from the beach, steps to amazing restaraunts. Easy to get from the airport. It's city-quiet at night, and provides good shade midday.

Some parts of the room were a little outdated, but it didn’t really bother us.

Location was great! Only a block away from Ocean drive and the beach. Room was very comfortable and had everything we needed! We picked this hotel because the room has a full kitchen. There are several convenience stores in the area, so we cooked breakfast in the room every morning.

The wifi wouldn't always stay connected in my apartment so almost every day, I would have to go through the steps to reconnect. It was only annoying because I was trying to minimize use of my cell data. Also, with the nonsense that you can sometimes get in South Beach from ill-intentioned people. I would have felt better if the gate or main door to the property had had a security access code. Although I never felt unsafe staying at Franklin Suites, with the trouble that I witnessed in South Beach, this would be advisable in the future.

The location was excellent - one street from the beach yet far enough from the noise on Ocean Drive. I felt safe, and the layout of my apartment and its amenities was perfect. A small dishwasher, quiet fridge, and a well functioning central fan to cool the room; the property exceeded my expectations in every way. The property managers were beyond excellent in terms of their accommodation, their response time, and their friendliness. I could not have asked for better, more attentive hosts. I would highly recommend Franklin Suites for your stay!

I did not like the bathroom door, it not a good option. The location is good but its bad not to have a loobie a lot of people would sleep in the stairs, and make the image of the hotel look bad.

I loved staying at Franklins, the service was incredible, the place was spacious and very functional. It had the necessary utilities to make you feel at home on your vacation. It is a place that I would definitely recommend.

- because we were on the 2nd floor of a very busy street, it was always quite loud in the mornings and at night - the bathroom was very clean, but the shower floor seemed like it had cracked in some places and the water never quite dried in that area

- location was amazing - super close to the beach, shops, restaurants - studio was actually very spacious for 2 people and clean - the unit had everything we needed - microwave, stove, fridge, desk, tv, AC

Check-in was confusing. Was not able to receive any check-in instructions from the property management thru the messaging system and had to reach out a few times to arrange check-in.

The bathroom door doesn't lock The sofa bed was very comfortable, would be good if there's a topper. We booked for 3 people, but only 1 beach towel was provided, we did notify Jurny. We noticed there was no tea It was lack in attention to details

Jurny was very responsive The air-conditioning is powerful, able to keep the apartment cool after our day outing.

Area seemed only half safe at night.

The team was flexible and allowed me to extend my stay when sick and also get a late check out. All this cost me money ofc but still the communication was relatively prompt and nice. I also liked that it s possible to turn off the AC (I hate when it runs at night) and that it well noise isolated.
