Read more– opens a dialog boxEach review score is between 1–10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We're currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate "subscores" in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money, and free Wifi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United States of AmericaThe room its own separate unit on the top of a little cottage behind the main house - and it was gorgeous. It was also really quiet despite being close to a busy downtown area

United States of AmericaLack of counter space in bathroom. A small table next to the coffee cart would be a nice addition for ease of prep
Location was excellent for walking to restaurants, Lithia Park and Thomas theater. We parked the car when we arrived and got back in it to leave Ashland. A charming room which was comfortable and private and quiet. The upper room had sloped ceilings and a very small bathroom so maybe not best for very tall people. It was fine for us. This was Suite 2 with private entrance. If you’re looking for something other than your average or luxury hotel room..this may be it. We will stay here again.

United States of AmericaWe could hear the guests walking around in the suite above us. I put on some white noise at bed time.
Attention to detail was amazing!!! The room was beautifully designed, with little touches like snacks, cold water, and bath salts.

United States of AmericaParking was ample but, for the address, enter US Post Office on N 1st St in Google/Apple Maps because you cannot turn south on 1st St to reach the Post Office from the Matriarch address on B St.
The Swank House Matriarch (Suite 1) was modern and decorated in a genuinely interesting fashion - the photos are representative. We had friends visit and so the adjacent private patio was much appreciated. Check-in just involved receiving the code - parking was close and easy. We met no staff but needed none. The bed was fine but the description might note that it is unusually high and so might be a challenge for people under 5'6" height. The bath was copper, the shower and washstand were attractive and roomy. WiFi was fine and USB outlets were available on the bedside stands but desk facilities for a business visitor might be too limited. We dined at the excellent Cocorico Restaurant a 5 minute walk south on N Street, walked downtown to the Downtown Plaza for breakfast and walked around the Lithia Park until the day got hot, so we reluctantly started our drive north.

United States of AmericaThere is no staff on site. It took us a bit to figure out what to do with our bikes. Ordinarily in a town like Ashland we wouldn’t care but my husband & I were off in the morning for trail running and Mtn biking. It would have been so nice to have a little nosh before we left.
The room was very charming. The location is great. No breakfast was provided but they did provide a French press set up for delicious coffee. Our room #2 has a very steeply pitched ceiling and we smacked our heads a time or 3! 😖

United States of AmericaThe customer service needs to be more accurate. We booked long ago, but in the interim my husband broke a foot. Since we were still within the time to cancel, I contacted The Matriarch to ask about stairs. They replied it was flat except for possibly 2 steps. However, when we arrived, we were in an upstairs suite. At that point, they did move us to "the house" a much bigger space, but still bedrooms and full bathrooms were upstairs. We made the best of it, but what still doesn't set well is a reply to my concern received an apology for "minor miscommunication" and a claim that since I booked through this site, the room was assigned by booking. I'm sure they could see which room we had when I wrote about the broken foot and that answer was direct.
The location and the available parking are big plusses here. Furnishings are adequate but not the most comfortable. Great TV viewing options. Some minor cleanliness issues but might be due to being assigned a room they did not plan to rent that night (see concerns).
