Read more– opens a dialog boxEach review score is between 1–10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We're currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate "subscores" in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money, and free Wifi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United States of AmericaThere was a bit of a mix up in my reservation. I could not find a confirmation in my email and researched my original reservation. I found a hotel with the same name and went there but there was no reservation. The staff mentioned a hotel about 7 minutes from where I was and we checked there and we were commentated. I was able to find my Booking number but that was of no help at the time. I was hoping to be able to contact Booking.com by phone but could not find a way to do that. It all turned out OK, but I was disappointed with the fact I could not find a way to get help from Booking.com.
The hotel was very clean and the staff were helpful.

United States of AmericaThe walls are SUPER thin so you can hear whole conversations. Whoever was upstairs from us was stomping all day and night so that was annoying. Even though there’s a sign saying no smoking by the entrance, everyone always stood there smoking. Again, it was annoying to walk through especially with my kids.
The property was clean, the laundry room was clean. Our room was clean except for the floor which was dirty and we had to clean it often. Other than that though, no complaints on cleanliness. The staff was very helpful and friendly— they made the stay pleasant.

United States of AmericaDidn't like how difficult it was to get someone to help me set up my firestick on the television. I was only there for a few days so I just gave up. They also lost track of all of their irons but did say they were in the process of getting more. I wish they had an iron in the laundry room.
As a solo female traveler, I felt safe and comfortable. The staff was super nice. I had a clean and spacious room. Nice amenities and a lot of machines in the laundry room. Very dog friendly! And great location!! Near the grocery store and close to the mall and Ikea. It was almost like living in an apartment community full if friendly staff and residents.

United States of AmericaMy trip there was lousy. I had to call a number to check in because we were late. Had to call the number twice because the person was asleep. Did a cursory check in. Went to the elevator after unloading all the luggage from our vehicle. The elevator was broke. Had to call the woman again to open up to discuss the elevator or another room. They had no first floor rooms. I'm handicapped unable to climb stairs. When asked about the elevator she said it had been making noise all week and she guessed it finally quit working. Why wasn't it checked on and repaired when it started making noise? That's a hazard to everyone. Contacted booking. She said she would get with the general manager in the morning and work on having my first night stay reimbursed. It was 4:00 in the morning and I was having to try to find a backup hotel because they could not accommodate my handicap condition. 4 days later multiple text to booking.com as well as the hotel and no refund of my money and no email that they would refund my first night's stay. So because their elevator was broken and they couldn't accommodate me I was charged one night's stay. I would not advise anyone to use this hotel.
There was nothing that I could say that I liked. Was not able to stay there. But I still got charged for a night.

United States of AmericaBed was stiff, there was a bit of dampness hanging in the air, room lacked any sort of amenities despite having a dishwasher and a rangetop. Also being pet friendly means there were animals in the hotel and a dog pooped in the entryway on my last day and made it smell like garbage passing through there, which the owner did nothing about.
Not really sure. I didn't HATE anything but at the same time there wasn't anything that stood out as being good enough to note down.

United States of AmericaI didn't like the elevator, the noise and the shaking it makes, and it didn't have a ice machine nor a business center, if you need to print documents. Housekeeping can be a little more tiddie.
The location is great, cleanliness inside and out the staff is so accommodating, with a pleasant attitude you won't be disappointed,

United States of AmericaI wish I could rate this stay a 0 out of 10. The place was absolutely disgusting. The first room we got wasn’t even cleaned. We got another room and the smell of animal urine overwhelmed you. My mother sat in their chair and the smell was so bad she had to get up. There was urine stains all over the bed. All this happened within the first 30 mins of being there. We called down stairs to ask for a refund and Jessica told us she had to call her “manger” to see. She called our room back and said we would get a refund. We go to leave and Jessica said she couldn’t print a refund receipt off and we got her to sign our papers we received when we got there to have her signature under a little written message we put stating we would get a refund. Here’s comes the worst part. A week goes by without a refund, so I call and call trying to get someone to answer. Finally the so called “manger” answers telling me no of that happened, I was lying, she refused to give me a refund. The “manger” was not professional in the slightest, was yelling at me like she was ready to fight. It was horrible. The way she spoke to me and handle this situation proves she was never and never will be qualified for a managers position.

United States of AmericaWhen we checked in there was dirty socks in the drawer. I called and told them and someone was supposed to come the next morning and didn’t. I called FOUR times before anyone came. There was a hair in a towel that was dirty. I was not offered a refund or anything. The lady in the front desk was rude (Hispanic lady), she told me someone would come up and get the socks and didn’t even take my room down. Dogs barking all hours of the night. No pots and pans unless you’re in the first floor. We will not be back.
It was close to Jacksonville Beach. There was many restaurants near it. Smart tv which is nice. The lobby smelled good.

United States of AmericaWhat can I say…pictures and videos I’ll be adding to my review are with a thousand words… Deceiving as you walk in…smells great in the lobby. They nickel and dime you first off. When we called to ask for an early check in they didn’t mention that it was for a fee!!! Ridiculous. However taking the elevator that sounds and rumbles as if it’s on its last tee leg wasn’t a good start. When we walked in the room the floors were sticky and stained. (How is that possible on laminate!?). Didn’t smell clean either. They should have used the same fragrance freshener in the room. Walls were dirty and baseboards were filthy. Bedding was fine for warm weather but I’d hate to have been there in the winter! Pillows were two tiny twin popcorn filled bags of old cotton. The shower was like taking a spit bath. No water pressure at all. Only good thing was the working fridge. There’s a stove but no pots and pans. And although you may be able to borrow some (likely for a fee), they may not have them. I asked to borrowed a blow dryer and they state that they didn’t get them back from guests. I asked for an iron and apparently the only one available for the hotel was loaned out. This particular location looks like it is for construction workers and people who can’t get a credit check to rent an apartment. I would NEVER recommend this type of establishment to anyone. Horrible experience, facilities, and definitely a lesson on you get what you pay for.
Working fridge. Close to highway/freeway

United States of AmericaWe definitely got what we paid for. The room charge was cheap, and the room we got was cheap. If we did not check in our room so late in the evening, we would have stayed somewhere else. In addition, we were already charged for the first night’s stay, so we stayed in that awful room, even though we were not happy with the conditions. There were live bugs and bug carcasses in the room and on the bedsheets. The towels and bedsheets we got were stained. The place was dingy and was swept very minimally. We used our own blankets to sleep on the bed. Also, the staff was rude and not helpful, especially Bianca, the manager. She blatantly lied to us when we checked out the next morning. We calmly told her that we were cutting our reservation short due to all the problems we encountered in our room. We originally booked for 3 nights, and we asked that she not charge us for the next 2 nights. She said we needed to call booking.com to fix our reservation and that she could do nothing on her side to fix our reservation. When we called booking.com, we spoke to Louie, and according to Louie, he was going to call the facility to get the reservation fixed. After he contacted the facility, he stated that he spoke to Bianca, and she refused to refund us the 2 additional nights. Louie tried to negotiate with her, but she would not refund us our money. (We did not even tell Louie that we spoke to Bianca originally when we checked out, so I know Louie did his due diligence to try to get us our refund.) Had Bianca been honest with us initially, we would have been happy to pay cancellation fees or whatever, but since she decided to dupe us, I hope that you do not make the same mistake we did by staying there. Please be sure to take pictures of any problems you encounter, and if you stay at WoodSpring Suites on Lamb Tail in Jacksonville, Florida, don’t have Bianca Elbert screw you. Her contact is 904-289-3439 and Bianca.elbert@commonoaks.com.
