SUMMARY: The space comfortably sleeps two with a queen bed. The sofa may serve as additional sleeping space, however please note it does not have a pull-out bed. __ AMENITIES: Self check-in, high-speed Wifi, laptop-friendly workspace, shared balcony, and smart TV with Chromecast. The building does not have central HVAC, instead window A/C units in summer and radiant heat in winter. __ PARKING: Free daytime parking throughout the neighborhood. Overnight street parking requires registering for a permit with the city which is free up to 3 nights or 20 USD for 4+ nights. More details will be messaged to you. __ EARLY CHECK-IN: We can accommodate a 1pm early check-in for a 20 USD fee. All requests require 24 hour notice and are subject to availability. __ DISCOUNTS: Book directly on the Flexhome website to save up to 20%. __ REQUIREMENTS: Complete ID verification, agree to House Rules, and pay 200 USD refundable security deposit. __ HOUSE RULES: 1. No parties, gatherings, or commercial uses 2. No smoking (150 USD fee will be assessed) 3. Quiet time after 10pm 4. Authorized guests only, and no booking on behalf of others 5. 40 USD fee for unreturned keys. __ NON-REFUNDABLE FEES: refunds for cancellations are based on the listing's cancellation policy and exclude processing fees in the amount of 3% of the total transaction cost or 20 USD, whichever is greater
