The carpeting in room and stairwell has signs of much wear.

The friendly service we received made us feel most welcome. They protected our baggage prior to check in, while we went sightseeing. They provided us with fresh, delicious coffee each morning, accommodated dietary restrictions with ease and basically made themselves available to answer questions, give direction/advice, etc. Our room was clean and bed slept comfortably. it was quite a lovely stay.

Nothing in particular. If the bench in the backyard is tidier (we managed to wipe the dust easily), the backyard experience would be perfect.

The room is very clean and cosy. It is located in a quiet neighbourhood close to a park. Our room has an exceptionally comfortable double bed and access to the beautiful backyard. We enjoyed the breakfast provided by the host. There were three options: a full breakfast, a vegan breakfast, and a bagel breakfast. We had the full (with bacon, egg, sausage, beans, mushrooms, tomato, etc.) and bagel (with egg and smoked salmon) options; each contained fresh fruit, coffee/ tea, and juice. It was certainly worth the price of 12 pounds per person.

Limited parking but they tell you that. We were able to find free parking about 1/4-1/2 mile away.

Walking distance to sights. Matthew was easy to work with - we were able to drop off our bags early which helped us immensely.

Great little house in a quiet street but close to city centre and Leith. Very clean and friendly on arrival but left us to our own devices the rest of the time which was great. The room had everything we needed and was very comfy and exceptionally clean. Would definitely stay again.

My stay at the hotel was wonderful. The staff was very nice and helpful. The room was quite spacious and clean. The hotel is really well connected to the city center, just a few minutes away from the tram stop and a nice walk away from Princess Street. I will recommend it to anyone that wants to have a nice stay in the city.

The bathroom was very noisy with the plumbing and ventilation system, and WiFi not very strong in the room we had, but not visiting to spend time in the room!

Was a very convenient location on leith way, with plenty of cafés etc nearby and public transport to town. The room was comfortable and warm, and huge bathroom which was great. Plenty of storage. We stayed over new years and received a lovely gift of champagne and chocolates which was very sweet.

The bed was a little uncomfy but still managed a good night sleep. Room door was just beside the stairs which meant I heard other guests come and go but not too disturbing.

My original booking was with a separate bathroom but was able to change this as a request at the time of my booking which was accommodated very quickly. The en suite was spacious, bath and a shower and looked like it had just been refurbished, it was spotless. Room size was good and location perfect for my needs.

We had a lovely stay at fraoch House. The room was comfortable, spacious, and clean. Staff were welcoming, and breakfast was excellent. Fraoch House is located in a great position and walking distance to the old town and castle.

The bed creaked if you moved even the slightest bit which made it hard to sleep.

Super lovely staff, neat location off the beaten path, and overall great place to stay for a couple nights. Had super hot water, nice room and comfortable bed. Very dark curtains made the room pitch black.

Very minor comment - The external bathroom wasn’t a problem for us however the room and bathroom doors were very noisy and we were worried about waking others.

Lovely property run by a very friendly and helpful lady. Room had everything you needed, simple but comfortable. Good location away from the busy central but easy walking distance from central and bus/tram 2minutes away.

This was a great base for our visit to Edinburgh. It is very clean and the bed was very comfortable. Matthew was extremely welcoming l. He accommodated our late arrival with no problems and was helpful with travel information. The breakfasts wère delicious and generous. Transport by bus into the city centre is easy. The location is within walking distance of a range of cafes and restaurants. I would thoroughly recommend Matthew's house for a stay in Edinburgh..

I was in two different rooms, and one of the beds was far more comfortable than the other.

With the torrential rains, there was a minor issue with my room, but the host was very communicative and addressed the issue promptly.

Our room was facing the busy street but thr traffic died down at night. The host was was very sweet and offered another room but we stayed in our room.

The bed was quite comfortable. The host was great. The breakfast was delicious. I loved the yoghurt and the berries.
