I'm sensitive to noise and the windows really don't block the noise from the street, and you can hear a bit of noise from the nearby rooms, but I doubt the hotel can do anything since the building is old. For the same cause the water temperature in the showers can be tricky, but it's overall ok. The curtains also don't completely block out the light. You just have to be aware of it if you come, take earplugs and an eyemask if you are hypersensitive like me. The hours of breakfast stop a little early for me, but same thing, it's not a big deal.

The breakfast, the tenants/staff, and the way the room was arranged were really great, especially for a small space. The staff was really accomodating and helpful, and everything is perfectly clean. The price is really correct for this kind of location

Breakfast wasn't as good as it could be. The bacon was overly salty and not crispy enough for me. Sausages were over cooked but the rest of the breakfast was great.

Probably, that the room wasn't on suit,anyway, I notice that the bathroom and toilets were clean often,that make in my second day there was pleasant!Probably my problem was that not lift to the second floor was a bit hard for my husband that has big heart problem, to considered give the low floor for people wirh health problem, anyway we can manage!

Admittedly, my own fault for forgetting to pack some, but I couldn't seem to find any shower gel or shampoo, perhaps I didn't look thoroughly enough, but found none in my bathroom.

Let us check in early which was perfect as we had reservations earlier than 3pm. Although we never had breakfast, the room looked very well setup and had a good spread, would recommend for a weekend away in Brighton to anyone.

The water pressure in the shower was poor and took a while to get warm, so showering took long. Opted not to shower the last morning just so we could check out on time. Our room faced onto the road that buses come up and idle at a junction so can be quite noisy early in the morning and pretty much all day into the night.

Breakfast was excellent and they catered for us as vegans. It's always great having a cooked breakfast and buttered toast and plant milk for coffee which rarely happens, so I usually avoid bed and breakfasts. The location is excellent because we love Kemptown.

Room small and on the day of my stay very hot. Window opened but because location on busy road it was simply too noisy. Fan provided which did help a little. TV in room not fit for purpose, too small and aerial not working well. Toilet on separate floor upstairs. Shower functional but lacked water pressure and was somewhat dated.

The host was friendly and courteous. Breakfast was delicious. Location good overall. Communal Living room which came in very useful.

Very small old TV set, poor reception and picture kept breaking up (reported to management on the last morning). Room too hot and rather noisy street with window open....but the fan provided by management helped!

Friendly welcome, very clean. tidy and comfortable, good breakfast, good location with bus stop to the station just round the corner and the coast just down the road.
