This location is perfect for getting around Edinburgh with the Haymarket Train & tram stations around the corner & plenty of access to buses. Loads of restaurants in the area too.

A beautiful period building with a grand inner staircase and massive period skylight window above. Is in need of some refurbishment love, but a charming atmosphere and very welcoming, quiet, clean and comfortable. 20mins walk from central old town. Happily recommend.

Hotel inside smelled strong of urine, the room thankfully did not. Room was not adequately cleaned. Dried up contacts were found in the bathroom on the counter and overall a bit dirty except for the sheets.

The location was great, the front desk staff were very kind and accommodating with our requests.

Everything was good ... only suggestion.. we arrived late after 1130 PM...sign isn't on the building but attached to the side railings...not lite... should have.. difficult to spot... especially when it's dark

The hallway and our room smelt really really bad. The hotel are obviously aware as they put loads of air fresheners out etc but it didn’t do anything but mask the smell. Not sure what it was, and not sure I want to know what it was. Lots of others saying the same. It’s obviously a once magnificent building but is in quite a bit of disrepair. 68 steps to our room which wasn’t a problem, but after a marathon it was hard work.

Our bathroom was very damaged and rotten floor. Worrying as toilet was leaned over to one side and concerned we would fall through the floor. We did raise this concern however they didn’t seem to bothered by doing any repairs. Shower leaked like a sieve.

There are some aromas in particuslr hallways that need significant attention. These did not effect the room, but they weren't pleasant. It's time to replace the slow to warm up compact florescent bulbs with LEDs.

This is a unique property with a good deal of charm. It's old, but it's Edinburgh. Very convenient to Haymarket station, nice places to eat and drink nearby. Pleasant walk to the popular sites or use tram.

I had a large room on the ground floor. The location was exceptional..very close to haymarket station and if you don't mind a 20 min walk to most attractions but the train and tram and buses are all close by. 24 open desk. Loads of restaurants close by.

Our room was very cute and the bed comfy, but the bathroom could benefit from an update. The toilet seat was loose and a bit precarious, and it was impossible to shower without getting water all over the floor.

The staff was great. There is someone at reception 24 hours and they were always friendly and helpful. The location is prime, surrounded by great cafes, bars and restaurants but within a short walk to the Old Town and tourist sites. The hotel offers free hot drinks and some snacks in the morning.

When I arrived there was a musty smell, maybe carpets being cleaned. Looks outdated. But I love a tartan carpet. There was a plug in electric heater which isn't great for noise on a night time. No central heating. If you get the top floor it's alot of steps! I thought it was overpriced but this seems to be normal in Edinburgh. Ultimately it was comfortable enough and the location was brilliant.

The staff on the 24hr desk were very helpful and friendly, it's very clean, and the room was comfortable and quiet and private. . The location is brilliant for Haymarket Station as it's just round the corner. Easy access to everything on foot, tram, bus or train! I would stay again but request lower floor.

There was a foul smell in one of the hallways. Thankfully it didn’t seep into the room and it was limited to a specific area but I had to hold my breath when walking past it.

Clean rooms and bathrooms (which are cleaned daily), helpful staff, 24/7 reception, great location and coffee/pastries in the morning. The rooms have everything you need.

Stairs with no wheelchair access was a negative but understandable with the heritage restrictions on the building. The bathroom door in 19 was warped and would not close properly.

The selection of restaurants in the area. Proximity to the tram and reasonable walking distance to the Royal Mile and New Edinburgh. 24 hour front desk and storage for bags.

The modern wallpaper in the room we had didn't enhance it at all and the ensuite layout could have been much improved with a little thought. There are still a few maintenance jobs to be finished off.

Staff were friendly, location great. Obviously been a very grand house in its day and retains many original features. Clean and quiet. Would stay again
