    Nothing! However the eating places within walking distance are disappointing. It's better to travel a little further.

    Warm welcome, the facilities, efficiency and all the little extras. Our host is an exceptional chef and there are many home made extras for breakfast. He also gave us a little leaving present of delicious home made fudge!

    Excellent breakfast. You select what you want on a sheet the night before, and select a time (at 15 min intervals). Lots of home made ingredients. We had a large room with a great view, and a very comfortable bed. The owners are lovely people. Parking is round the back. There are two pubs within walking distance, both serve food. The Nature reserves are walking distance away, Seaton is 1.5 miles. There's an electric tram from Seaton to Colyford which we used once. Great fun.

    We didn't want to leave, we could have stayed longer :)

    We loved absolutely everything, especially Simon and Libby, by the end of our stay we felt like we were visiting friends. Simon is an incredible chef and baker, we had the most delicious breakfasts and home baked goods. The Swan Hill was impeccable, spotlessly clean and immaculately decorated, the kitchen garden was a real treat.

    There is nothing not to like!

    Simon and Libby are fantastic hosts. The room was spacious and comfortable. Having a fridge in the room was great. Breakfasts were delicious and wide range of choice, cooked to order, with lots of homemade extras which made it more special. I can definitely see why people return 😊

    .Lovely large, comfortable property with off street parking. Extremely welcoming host. En suite bedroom with tea and coffee making facilities. Additionally spoilt with home made Victoria sponge cake and biscuits. Tasty breakfast, choice to suit all requirements. Recommend..

    Dare I say, I could not find any fault with this guest house. Excellent value for money.

    First class Guest House with spacious and very comfortable bedroom with nice facilities including a small fridge. Simon and Libby who own the establishment are very friendly and helpful. Very nice lounge area with an extensive library with books covering a variety of fiction and non-fiction titles. Excellent freshly cooked breakfast with a variety of options. Perfect accommodation for a stay in Seaton and visiting the surrounding countryside.

    We would have liked a bath!

    We had a very warm welcome! A spacious en-suite room and extremely clean and looked after. Simon and Libby went over and above with homemade cake and fudge! And recommended places to visit.

    Warm friendly hosts. Lovely large Bed and very spacious room. Fantastic home cooked breakfast with lots of local and Homemade products. Loved the Homemade White Pudding and Fresh Fruit Compote. A Very relaxing weekend. Many thanks Simon and Libby and hope to visit you again soon.

    Excellent in every way. Very spacious carpeted bedroom with two arm chairs for relaxation, good lighting, very comfortable bed. Nice furniture including desk and another upholstered chair. Large shower in spacious bathroom. To have a fridge in the room with fresh milk daily was a real bonus plus the delicious cake and biscuits provided. Very good breakfast. Simon and Libby were excellent hosts. There is a beautiful lounge but due to ongoing Covid restrictions it was closed but it didnt matter as the bedroom facilities were so comfortable. Off street parking for our car at the back of the property. Opposite the property is a Post Office and shop, and a butchers shop. Literally two minutes walk down the road is The Wheelwright Inn for good food. So handy to just walk there and back on a dark evening and not have to drive the lanes in the dark. Also 5 minutes walk takes you to a tram stop for the excellent Seaton Tram ride - a must! There is so much to see from this location if you have a car. Quaint towns, beautiful Devon countryside, wonderful coasts for all sorts of activities. We would definitely book to go to this guest house again.

    We've just had a 3 night stay at Swan Hill House. The rooms are spacious, beautifully decorated and everywhere is spotlessly clean. Simon and Libby are great hosts and we were greeted with a slice of homemade cake and biscuits in our room. The breakfasts are amazing - try the Welsh Rarebit, you won't be disappointed! Very comfortable beds and it was very quiet even being on a main road. Good parking at the rear of the property even for our bigger car. Many thanks Simon and Libby, we had a great time and will be back. Highly recommended

    Simon and Libby are excellent hosts. The breakfast was outstanding and all the extra treats were amazing. From homemade cake on arrive, homemade biscuits in your room to homemade fudge as a leaving gift.

    Libby and Simon were excellent hosts and made us feel very welcome in both their home and garden. Great idea to have order sheets you complete for choice of breakfast the next day and you also had an allocated time to come to breakfast. There was a fridge in each room and a large bottle of both water and fresh milk were put in each day; a large choice of teas, coffees and hot chocolate sachets were available and it was a lovely surprise to be given home made fudge, cake and biscuits The house is opposite the local shop and post office, with 2 local pubs within walking distance and many places such as Seaton, Lyme Regis, Burton Bradstock and Sidmouth are also within easy reach.

    A wider choice of menu was provided. Homemade fruit compote with yoghurt was available in addition to an excellent selection for the cooked breakfast. We enjoyed relaxing in the garden after our days out.

    Not a thing !!

    We had a beautiful room, huge, the most comfortable bed, lovely decor and furnishings and a superb breakfast, best we've had ! We asked for the Welsh rarebit recipe and will try to replicate it soon ! The little touches such as homemade brownies in the room, cookies, delicious fudge when we left and such wonderful hosts made this a cut above the rest ! It is ideally situated for visiting lots of places and only 15 minutes from Lyme Regis. Absolutely fabulous accomodation and we can't wait to return !
