If your a light sleeper then this place may not suit you as there are a few bars around.Plus you can also hear the traffic noise.

The property is very well maintained and clean. You have beach access through the resort across the road. Great location with great food and coffee shops in walking distance. Loved the veranda. You can sit and enjoy watching the world go by.

There was a really loud TV on all night at the next-door neighbor. I know this isn’t the hotel’s fault but it made it really hard to sleep through the night

Before booking, the staff were very helpful in showing me the various rooms available, and in the end I chose the lovely balcony room/s overlooking the main road. It's far enough from the main, lively area of Lamai but close enough for a short walk there. This family run hotel provides complimentary coffee, hot water etc in a nice little communal area upstairs (and perhaps elsewhere). They also allowed my rented bicycle to be kept downstairs in the little lobby area, where it was safe. I would stay here again if in the Lamai area. Thanks staff - sorry for the late review!

- Loud neigbours that are in front of their bungalow until 1 o'clock - Shower has only low power and there is not really a drain, so the bath stays long wet

Unfortunately there is a rather obnoxious bar across the road. Not the fault of the hotel owners, but something I found displeasing.

Loved everything about staying here. From meeting the lovely family who own the hotel, to the room and location. It’s in the quieter side of Lamai (except for a bar across the road) with direct access to the beach. The room was always clean and the furniture and fixtures in good shape. Shower was always hot, and a small balcony overlooking the street was a nice extension to a decent sized room. The location has little restaurants, a Muay Thai gym, and of course the beach across the road. I would highly recommend.

I planned this trip 2 weeks beforehand, but when I came, the room the owner invite me to stay was not the same as I booked. When I told him about the situation, he immediately took me to cancel the reservation... no question no anything, just cancel... Later his wife (better person) proposed me to stay in this room and change to my booked one in 2 days, I agreed cuz there was no option to stay around. Next day i gave my clothes to the hotel laundry, 2 of them returned spotted and dirty. When i tried to argue they were saying like it can't be washed...I insist so they took just 1 (!) of 2 dirty shirts and on the next day return it perfect clean. I don't know wtf is going on there. Just endless feeling like that they are trying to scam

Loverly accom, unfortunately my rental vehicle was damaged parked on sight. Although they had cameras on the building was told they didn’t see anything and didn’t seem bothered about helping me resolve the issue. Shame really as otherwise would have happily returned to stay
